If you are looking for 1:12 inch scale dollhouse kits, I have 4 suggestions:
1. If you are ok with second hand stuff, try craigslist, yard sales, second hand shops, etc. I would stay away from ebay since the shipping for a completed dollhouse can be quite expensive.
2. To buy brand new, the cheapest kits are from Greenleaf. Bare in mind, that their wood quality is not the best, so you will need to do lots of sanding and refinishing to get the pieces to fit together perfectly. And even though their wood is nothing to write home about, their designs are quite nice and great for decorating. I suggest buying these from Overstock, as their prices are the cheapest I've found on the web (with cheap shipping too). Their "Laurel" kit is great for a beginner builder.
3. If you have the time, you can try to build your own. Another user suggested building your own with wall paneling from Home Depot or Lowes. I've built a few from wall paneling before and it does work nicely. However, if you don't have access (or the experience) to use power tools, you can build your dollhouse with foam core board (also known as gator board). You should only use foam core board if you intend to use it solely for display and not for children, as its not material for child's play. Doubling up the foam core can make it very sturdy for finishing and display. Foam core is fairly inexpensive and best of all, you don't need power tools to cut it.
4. If you only want to finish a room with carpeting, wallpaper, and furniture, I say just forget the dollhouse entirely and get yourself a room box (or even make one! All you really need is 5 pieces of wood/foam core/card board). Keep in mind, there are different aspects of dollhouse miniatures hobby. I am personally more interested in the building aspects, but I have friends who are more interested in creating scenery with their miniatures and can care less about having the whole house. So their most effective and efficient way to fulfill their preference is to bypass the house and go strait to decorating the rooms with a room box.
Hope this helps and good luck!
